How a site gets evaluated

  1. Location & market

    Where the property sits, and what the surrounding market will support.

  2. Zoning & use

    What the site can be used for, and what would have to change.

  3. Access & utilities

    Road access, water, sewer, and the cost of getting them in place.

  4. Site conditions

    Slope, trees, floodplain, soils, and what is already built.

  5. Project economics

    What a use could support after land, cost, and time.

  6. Execution strategy

    Who needs to be involved, and how the opportunity should move.

Initial site reviews are preliminary and subject to zoning, title, utilities, site conditions, due diligence, and other factors.
